Rental Amount | Lessees shall not park or
store any vehicles on the premises which are not listed on their rental
agreement, with all items stored only in their allocated space. Current
registrations/licenses/insurance must be maintained on each vehicle and
provided to the site manager upon renewal. All vehicles/trailers must be
secured and restrained, with wheels blocked, awnings/slide-outs/ramps
retracted. No items shall be stored on, under, or around any stored vehicles.
Lessee shall not maintain, repair, paint or work on any stored item on the
premises. |

RENTAL DEPOSIT --
One-time fee at move-in for processing. | $50.00 per unit rented | Deposit MAY be refunded
if requested in writing by tenant, within 30 days from vacating the unit;
less any late payment fees, past-due rent, lock-out fees, cleaning fees,
costs of repairs or damages, losses, dump fees or liens owed to S-A-W. |
LATE PAYMENT FEES – Payments are due on or before the first of
every month. | $20.00 per month if payment is past due, and/or if
there is an outstanding balance caused by a late payment. | If payment is not
received by S-A-W by the 10th of the month a LATE PAYMENT FEE of $20.00
for each month there is a late payment or past due payment balance. |
LOCK-OUT FEE: | $25.00 | Units will be “Locked
Out” on the 15th day after the rent is due, and Lessee shall be
assessed a non-refundable fee of $25.00. If rent is not paid within thirty (30) days of that, a notice of
“Intent to Seize” will be sent to the Lessee to seize the contents of the
Unit. |
NSF CHECK FEE: | $35.00/per check | A returned check fee will
be charged for any returned or NSF checks received. |
UNIT CLEAN-UP/TRASH/DISPOSAL/
HAZARDOUS WASTE FEES: | $150 + DISPOSAL COSTS | A clean-up fee will be
charged for any rental in which items are left behind, and trash, hazardous
waste or other debris have been left in a unit when moveout is completed. |
LITTERING/TRASH
DUMPING FEE: | $50.00 TO $150 + COSTS | Littering or dumping
trash on any S-A-W property is prohibited. Fees will apply to any items, trash
or debris left in any unit or any outdoor storage space. |
RV SEWAGE/GREY-WATER
DUMPING | Min. $50.00 to $1000 + clean up and remediation
costs | Tenants shall not dump
trash, debris, chemicals, or sewage on the premises. Violations shall result
in a fine plus all cleanup, disposal, and remediation costs. Hazardous waste
or sewage dumping may result in immediate termination of the rental agreement. |
